Land money, and a workforce that never stays still

The land that became Noida, Greater Noida and the Jewar corridor was acquired from farming families over four decades, and the compensation was substantial. A meaningful share of it went into equity, frequently on the advice of a bank branch rather than a broker, and frequently in the name of an elder who has since died. Those purchases are better documented than most, because bank-advised buying leaves dividend credits in the same account.

The corporate side is the mirror image. Noida’s IT, BPO and manufacturing workforce is highly mobile — people arrive, buy, and leave for Bengaluru, Pune or abroad within a few years, and the folio keeps the Noida address it was opened with.

The result is a district where the two commonest problems are a deceased elder whose holdings nobody catalogued, and a living holder whose dividends have been going to a flat they vacated in 2009.

What Uttar Pradesh families need to produce

In Uttar Pradesh a legal heir certificate is issued by the Tehsildar, applied for through the state e-District portal, after the Lekhpal verifies the family details locally. Succession certificate petitions go to the district court where the deceased ordinarily lived.

In many cases no such certificate is needed. SEBI’s simplified transmission route covers holdings up to ₹10 lakh per company in physical form and ₹30 lakh in demat, on a notarised indemnity bond and an affidavit-cum-NOC from the other legal heirs.

Do you have an office in Noida?

No. Our office is in Gurugram and we serve Noida remotely — documents by courier, identity verified over video, shares credited to your own demat account. We do not claim branches we do not have.

My grandfather bought shares with land compensation money.

Those are ordinary shares and follow the ordinary rules. What helps in these cases is the bank trail: compensation was paid into an account, the purchases were often made through the same branch, and the dividend credits that follow name the companies. That is usually enough to reconstruct the portfolio.

I moved abroad and my dividends stopped.

Usually the folio failed a KYC requirement or the address stopped reaching you, and payments were frozen rather than lost. The folio is updated with current KYC and, if you are now non-resident, the holding is moved to an NRO demat account.

Do you cover the smaller towns and villages in Gautam Buddh Nagar district?
